“The details did NOT mention the considerable distance to be travelled down extremely narrow tracks to reach the accommodation.”
The details did NOT state that the path and steps up to the accommodation are actually part of the main coastal path, not part of the property and walkers would be passing within a few metres of the window/door to the property, and in fact using the public bench placed there. The advertised parking space was NOT marked or identifiable. The details stated that dogs should be watched in the garden, but given the fact that what looks to be private property actually isn't part of the property the actual fence line needs to be much more secure if they want to charge for a dog (completely open fence that a dog can jump through). The details do NOT mention that there is no dustbin and guests are told in the handbook inside the cottage to take their own rubbish away. The hob would not work, and there were no operating instructions. Woodlice in bedroom.

Dirty windows which I cleaned. Dirty floor. Mould in shower cubicle. Minimal storage for dried food. Fridge needs defrosting. Stained carpet on landing. Garden needs a good tidy up and weeding. Not impressed that there is no rubbish disposal available although the other cottages seemed to have the usual black wheely bins for rubbish and the dustman called twice whilst we were there. Needs a good deep clead as cobwebs and spiders doen the sides of the wall cupboards in the kitchen. Lovely location, with great views. Plenty of storage in bedroom for clothing. Plenty of hot water. Very narrow roads for the last mile to the cottage. Huge potential to be a really lovely holiday let. All in all lovely location, needs a lot of TLC to bring it up to standard.

This is our second year at The Reach and, once again, we were not disappointed. The place was lovely and clean on arrival and just right for the two of us and our little dog - Jake, who also loves the place! Everything with the property was fine except we struggled with the flush button on the toilet, which was quite difficult to operate at times. The shower needed some mould spray around the grout and silicone and the front garden could do with someone spending half an hour weeding. None of this affected our enjoyment of the place and we never tire of the outstanding views and tranquility. We are just hoping the new owners of The Reach continue to have this as a holiday let so we can return next year.

The Reach is in a spectacular location. The roads to the property are not for the faint hearted but this means the beach is really quiet. Great base for walking and visiting the Dartmouth and Salcombe. One of the best holiday locations we have ever had.

Cleaning satisfactory, surfaces dusty especially window ledge in bedroom and cabinets, glass kitchen table dirty, mould in shower, copious cobwebs and spiders, skirting boards not cleaned. It was clear that a basic attempt had been made to clean the property however it needs a thorough clean and then for cleaning to be kept on top of to ensure a high standard is maintained. Patio area desperately needs to be cleaned weeded and bird poo removed. Negative first impression of property as a result of this, makes it look rather shabby especially in comparison to the other cottages on the row. Shower blocked upon arrival but this was dealt with promptly following call to letting company. Just rather frustrating as this is something which we should not have had to deal with and should have been fixed before arrival as would have been obvious when cleaning shower. No designated labelled parking for the cottage despite instructions saying there was. Sign is missing. Instructions also mentioned a padlocked parking enclosure, this is not the case, there is a resident parking area but this is open. This needs to be corrected in instructions for property. Rubbish disposal rather frustrating as hunting out public bins is not something on the holiday itinerary and is also fly tipping. Unsure why this property does not have a rubbish bin when clearly all the others do a a bin lorry came twice during our stay for rubbish collection! Fridge is poor and did not keep cool. Our brand new milk went off within 3 days despite having an additional 5 days on the date! Not happy keeping meat in there as a result. Proceed with caution! However that being said, the cottage is in a stunning location overlooking the sea and pebble beach and we enjoyed our holiday.

The location and quality of the cottage is spot on and we really enjoyed the stay. However, after reading a poor review on Sykes website about the cleanliness of the cottage I contacted them and was assured it would be 'cleaned immaculately' before we arrived. I think Sykes must have a different definition of immaculate to me! You can imagine our disappointment when we opened the door to find the floor absolutely filthy. It obviously hadn't been cleaned for weeks, either that or the cleaner doesn't know how to clean! So, after a ten hour journey we started cleaning. The floor was washed several times and the rest of the property vacuumed including the sofa. The table and chairs wiped down along with the cupboard shelves. After an hour it was almost perfect. I tried to contact Sykes via email but that has proved impossible! I must say the fixtures and fittings are very good and the view amazing. There is an excellent pub a short walk along the cliff. If you go you won't be disappointed as long as Sykes get their act together!

There was dust and crumbs everywhere , the rug in the lounge was more than past its best. I set about dusting surfaces and trying to pick up crumbs with no equipment other than a dustpan and brush as the vac threw out more than it picked up. I then came to the bathroom(which was disgusting)and I decided enough was enough and phoned Coastal Cottages and asked them to send a cleaner as I was not prepared to tackle it and nor should I have to. They did send out a young lad who hadn’t a clue as how to clean properly and despite it being obvious what needed cleaning asked me what I wanted cleaning. He then went on to tell us that the equipment wasn’t up to the job(and he was quite right ..it wasn’t). The crockery was very basic and there were no dinner size plates, the mugs were all odd and chipped,the baking tray had been put back in the cupboard full of grease which we had to set about cleaning before we could use it. The kettle, toaster and inside cupboards were also greasy. The info in the cottage asked us to leave it clean before we left....well it was far cleaner when we left than when we arrived with no equipment to clean with. A vac that didn’t pick up, no brush, no bucket for the filthy mop, no cleaning detergents or cloths. I bought my own! There is a sign up outside the property which shows the cottage is up for auction and we are wondering if standards have been allowed to slip because it’s for sale. Previous comments have said how clean the property is. We feel rather aggrieved at paying the same price as others who got a far better standard than we did. It is a super property in an amazing location and it’s a pity the above points need to be raised.I hope to hear your views on this.

Rubbish removal is a joke, as the owner will not pay for rubbish removal, they request you put it in public litter bins, this is "fly tipping" and carries fines of hundreds of pounds. They also request you take recycling to the local center, trips out to a recycling center is not on my itinerary. Lovely views but somewhat hampered by the very large "property for auction" sign that was put up rather noisely at 9:00 at night. The property is also only about 2 metres from a steep drop into the sea, on a fast corroding coast line not a lot of time left for this property.

There was no prior disclosure of the existence of 43 steps leading from the parking area level to the entrance of the property.Offloading and reloading of our car with our luggage,clothing,food,etc was a real difficulty.Real. Also there was no mention of the fact that access roads to Hallsands,particularly over the last mile of road access,was very limited.A single lane width roadway exists over this last mile and was problematic to us on more than one occasion.Furthermore this very narrow,unlit,stretch of road prevents people enjoying any relaxation in the local pubs or restaurants.You cannot even take a chance by having more than one drink because of the nature of the roads that have to be driven.Social side of the holiday was spoilt by that. The isolated nature of the property location needs to be brought to peoples attention. I feel that these complaints are matters that require urgent attention and action.
We apologise that you were not informed of the steps to the property and have added this information to the property description, thank you for bringing this to our attention. Unfortunately, the narrow roads to access small fishing villages such as Hallsands come with the nature of this type of coastal area. We are sorry that were not happy with the property’s rural location; several of our returning guests choose to stay in fishing villages such as Hallsands because of the charm of its isolated location and unspoilt coastal beauty. Regardless of the location and type of road, we would never recommend drinking and driving, and are happy to recommend local taxi services to use. Great location and cosy accommodation. We hope to book The Reach in the future. A few constructive comments to the owners : there is no marked sign to indicate where to park for The Reach; Kitchen bin and dustpan brush need replacing; could do with scissors, small frying pan and an internal door mat. Further to previous comments made regarding the vacuum cleaner - it has been replaced.

The bed was really comfortable, the facilities were top-notch; heating, hot water, cooking etc. The weather was glorious and we enjoyed visits to Dartmoor, Dartmouth, Salcombe and many of the smaller villages, finding new delights at the end of every, admittedly narrow, country lane! The visits to The Cricket Inn at Beesands were a gourmet holiday in themselves! Vanessa, our contact, was extremely helpful, and we would have no reservations about returning to this address.

“Lovely quiet peaceful location with good walking on the doorstep.”
Lovely sea views. Nice comfy bed. The Reach was comfy and clean apart from the cobwebs and dead insects on the bedroom windowsill. Disappointed that only half a toilet roll was left for our use, it wouldn't cost much to leave 2 for a week. Also a couple of dishwasher tablets would have been helpful although there was not enough cups and plates available to be able to stack a dishwasher. A few local maps/walks would have been helpful. We will return to the area as it was lovely.

“This is our 3rd year of holidaying at North Hallsands in a Coast & Country property.”
We love the place as does our little Jack Russell (Jake)! The Reach is a great spot for a relaxing holiday, the views are spectacular. The place is adequate for two people and a small dog, perfectly clean and well equipped. The only negative would be the hoover! Trying to hoover up dog hairs with something that had no suction was a nightmare. Previous people had commented on this in the visitors book but it appears nothing had been done. When the owners request you remove all dog hair prior to vacating the property to prevent any deductions from your deposit for extra cleaning, it would be nice if the tool provided worked properly. The post and rail fencing to the right of the patio, as you look towards the beach, has no wire to prevent small dogs escaping along the wall to a deep drop the other side. We noticed this on the online pictures so took our own dog deterrent but perhaps the wire could be extended to this part of the fence to prevent any escapees/accidents. We thoroughly enjoyed our holiday in The Reach and have booked for next year. It's wonderful to have such a lovely property that is also dog friendly.

“Hallsands has a small beach of deep shingle, no shop or pub/café.”
The lanes to this bay are narrow (one car width) and winding with grass growing in the middle - not for the faint-hearted! Cottage is at the top of a flight of 43 steps that make up the South Devon Coastal Path which runs past the garden so plenty of passers-by. We managed to park outside the garden fence to unload our luggage over the fence before parking down by the beach. The cottage was one of the most comfortable that we've stayed in-bed and settee were very comfy. The kitchen and bathroom were modern. It was very warm and, although we were there in October, we didn't need the heating on. If self-catering, there is not too much cupboard space or worktop space for storing or preparing food but we managed. There is a dishwasher but there is advice in the owners information file not to use it-we would have preferred the extra cupboard space. There is no mobile phone signal at the cottage and limited programmes on the television. There is also no rubbish collection so you have to take your rubbish and recycling with you. The coastal path is right outside the gate so plenty of walks from the bay in either direction. The cottage is dog-friendly downstairs and there is a convenient boot tray just inside the door for muddy and wet wellies and boots. The whole area is very dog-friendly and there are plenty of dog-friendly pubs and cafes in the neighbouring bays and further afield. We took ours on the Park and Ride in Dartmouth, across the river on the ferry and on the Dartmouth to Paignton steam train. The Cricket Inn in the next bay Beesands is excellent and also dog friendly. There are dire warnings about what will happen if you leave any dog hairs in the sitting area and the hoover is not brilliant so it may help to take something with you that will remove dog hairs from the rug as the hoover was definitely not fit for purpose in that area. All in all, if you don't mind the narrow lanes and 43 steps, this cottage is warm and comfortable and very well-placed for walkers and beachcombers.

It is the quiet isolation overlooking a totally unspoiled little shingle beach that attracts most people to Hallsands - and it is perhaps the challenge of Devon lanes that keeps it so. We have noted yours, and other comments on the dishwasher and will take those on board in planning for next year. We have no problem picking up an ‘ee' phone signal at the property so that may just be a case of provider coverage in the area and we shall also investigate the TV coverage when we next get there - the cottage has been fully booked this year and we have had little chance to spend time there ourselves - but we are hoping to take our dog with us so I will test out the vac and replace it if it fails to do a decent job. The rubbish disposal is not ideal, as explained in the owner’s notes, but there are public rubbish bins in the area that can be used. It is indeed a wonderful location for walking or just laying in that very comfy bed watching the tide come and go. Owner relations

“Really lovely location and fantastic views from property.”
You have to be fairly fit to stay here as quite a few steps up to The Reach and no facilities at Hallsands. Lovely walks to Beesands about a mile and a half which has a nice pub,the Cricket Inn (great food) and to Start Point and beyond. Property has everything you need and is modern and clean. A couple of things need sorting ,very creaky floorboard on the landing into bedroom and mat in lounge is a bit hairy as the place is dog friendly . Had a great time though and would stay again.

only negative was the kitchen area, a microwave has been provided ( not mentioned in the brochure) but it takes the only available workspace. Also be aware there is no longer a dishwasher, so take washing up liquid! The bed was very comfortable and the shower was great!

The Coach House is in an elevated position overlooking the village of Hallsands and its shingle beach - the South West Coastal Path runs alongside the property with a lovely walk to Start Point lighthouse approximately 2 miles away.
Excellent sea views from the living room and first floor double bedroom From the beachside parking area the coastal path leads up to the property via a series of stone steps.
A set of double French doors open directly into the open plan living accommodation at ground floor level.
This cosy but well appointed space has a modern galley kitchen with fitted units, granite worktop, four-ring halogen hob, electric oven, fridge/freezer, microwave and washer/dryer.
The sitting/dining area has a large double sofa, coffee table, widescreen TV, DVD player, and glass table seating two.
The one bedroom at first floor level has a King-size bed, wardrobe with drawers, TV and delightful sea views.
All duvets, pillows, bed linen, hand and tea towels supplied - tenants need to bring bath and beach towels.
The adjacent shower room has a large shower cubicle, w.c., wash-hand basin, heated towel rail, shaver point and light.
To the front of the property is a good sized stone terrace with table and seating for two.
Allocated space for one car at beachside level. The Start Bay coastline is interspersed with long beaches and fishing villages many of which have cafes, shops and quaint country pubs.
Hallsands is within easy reach of both Kingsbridge and Dartmouth and there are many beaches close by including Lannacombe, Mattiscombe, Blackpool Sands and East Portlemouth, from where a passenger ferry runs to Salcombe all year round.

Hallsands is a small village near Start Point, one of the most southerly points on Devon’s coastline, near Salcombe in the beautiful South Hams area.
