    “We were most impressed with the apartment.”

    It was extremely clean and well appointed. It had everything (and more) we needed for a short stay. Extremely convenient for the excellent pub opposite too. We had a couple of small niggles. The underfloor heating was unbearably hot and the thermostats didn’t appear to have any effect on the temperature. We were unable to turn it off. Also it wasn’t possible to open the balcony door to stand and admire the lovely view. It appeared to be stuck. However we enjoyed our stay immensely.

The property

Crabshell Heights is an elegant development of apartments with a Mediterranean-style arrangement of steps, patios and pergola-covered walkways.

The reconstruction includes the sensitive re-development of a former Victorian, stone customs store building adjacent to Embankment Road and all apartments are therefore within just a few metres walk of the Kingsbridge/Salcombe estuary. The apartments are all supplied with under-floor heating, fitted designer kitchens with a full range of integral appliances, a lift from the car park to all levels and high tech security that includes audio and electronic entrance controls.

All apartments have a private patio or balcony as well as secure underground parking for one car each plus visitor (please note there is a 2m height restriction). Within a 5-10 minute level walk of Kingsbridge town centre and its array of shops, boutiques, cafes and restaurants.

The Kingsbridge estuary is within a few metres on the opposite side of Embankment Road.

Direct views from the balcony and living room across the tidal estuary and to the hills and countryside beyond. From the secure parking area, two flights of stairs and a lift lead up the 2nd floor and the apartment entrance.

The hallway houses a round glass dining table and four chairs. Originally furnished and equipped as a show apartment for the development this delightful light and sunny open-plan living space is presented to an excellent standard and has very good estuary/country views.

The kitchen area has modern fitted units and worktops, a four-ring electric hob and oven, dishwasher, fridge/freezer, microwave and coffee machine.

The kitchen extends into a good sized sitting area with comfortable double sofa, two armchairs, Smart TV with Freeview, Netflix, Amazon Prime and DVD player.

A glazed door leads out to the balcony. Three bedrooms in total.

A very well presented master bedroom with King-size bed, mirrored glass bedside units, built-in-wardrobes, stylish drawers/dressing table and chair, and en suite shower room with walk-in shower, w.c., wash-hand basin and heated towel rail.

The second bedroom has a lovely double bed, white gloss bedside units, drawers and wardrobe.

The third bedroom (for young children only) has full size bunk beds and drawers.

In addition to the en suite (above) is a family bathroom with bath, hand-held shower, wash hand-basin, w.c.

The busy little town of Kingsbridge lies at the head of a marine estuary in the attractive South Hams area of South Devon. Kingsbridge is home to a range of lovely independent shops and coffee shops, as well as a 3-screen cinema and an award-winning pub. During the summer season there are estuary excursions by ferry to Salcombe which lies on the banks of the Kingsbridge Estuary, making it one of the prettiest towns in South Devon. Salcombe is famous for its outstanding coastal views, rolling countryside, and is a watersports paradise for kayaking, surfing, paddle boarding and powerboating. It is packed with boutique shops, high street brands and independent producers, restaurants serving freshly caught seafood, and Salcombe Gin and Ice cream! Kingsbridge is perfectly located as a base to enjoy the abundant wildlife in this Area of Outstanding Natural Beauty (AONB), which also forms part of the South Devon Heritage Coast. Visitors can take a walk along the Kingsbridge Quay, wander through the narrow alleys off Fore Street or visit the Shambles in Totnes, an Elizabethan market arcade. Around the South Hams area there are picturesque ports, such as Dartmouth and Salcombe, together with sandy beaches at Blackpool Sands near Stoke Fleming and the two sandy beaches at Thurlestone. There are a host of small attractive villages in South Hams offering interesting pubs, local farm produce shops and pretty rows of cottages, plus further afield the waterfront city of Plymouth is a vibrant centre, housing the National Marine Aquarium, historic Barbican Quay and plenty of night life, including theatres, restaurants and bars. Kingsbridge can be easily reached by train to Totnes and then a local bus service which will take you to Kingsbridge town centre.

Best suited to a party of four, but is made available for 6 on the understanding that the bunk bedded room is used by young children only.
