Step 1: Contact our local team

Step 2: Our New Property Consultants will look at your property and provide you with an informal assessment and rental proposal

We would love to visit your property. During a visit to your holiday home, our expert consultants will be able to provide an income proposal to show you your gross income projection and occupancy levels, offer ways in which you can maximise bookings, and present your property to meet customer expectations.

We work hard to ensure our owners don’t have to. As a passionate team, one of our friendly, locally-based New Property Consultants will be your helping hand, offering you expert advice and guidance through every step of listing your holiday home with us.


Step 3: Choose your level of service: Agency or Owner Managed?

We want letting your holiday home to be as enjoyable and hassle-free as possible for you. That’s why, unlike many other agencies, we have an in-house Managed Services team that can take care of your changeovers, cleaning and maintenance so you don’t have to.

Agency Managed service

This is the perfect option for those that are looking to let their holiday home without a worry in the world. Our friendly team are on hand to arrange cleaning, the supply of bed linen and towels, co-ordinate changeovers and inspect the property before and after bookings. All maintenance is organised and taken care of to make sure that your property is presented to the highest standard.

Owner Managed service

Do you live locally and prefer to take care of your property and any matters that might arise during a holiday, or maybe you wish to use a particular caretaker? Owners that choose an Owner Managed service take care of all maintenance, cleaning as well as changeover and maintenance support. Our team can offer a marketing and administration service to support you by finding your customers and handling all correspondence, meaning more bookings and awareness drawn to your property.

Step 4: We will arrange high quality photos of your property to be taken

Here at Coast & Country Cottages, we take great care and pride in high quality property photography to get your holiday home the attention that it deserves. Styling and capturing your property is crucial to grab the customers attention, and invite them to look further at your property. That’s why our New Property Consultants have been trained in property photography.


Step 5: We will write an SEO friendly description of your property

Our in-house marketing team will create a detailed marketing description of your second home, optimised to rank your property to the highest level in search engines, making your property easy to find for potential customers.

We understand that every property is unique, and we want to highlight the wonderful features your property offers.


Step 6: Your property will be listed on both the Coast & Country Cottages and Sykes Cottages website to get maximum exposure

Now part of the Sykes Cottages family, we bring owners the best of both worlds – the increased marketing budget, knowledge and resources of a national company, coupled with support from our award-winning, experienced locally-based team. With millions of web visitors each year, we’ll ensure that your property is showcased on both the Coast & Country Cottages and Sykes Cottages website, offering maximum exposure – just one of the many advantages of listing your holiday home with us.

Through our new website, you can access your owner portal to manage your progress. Once you activate your online owner account, you’ll be able to access financial information, create owner bookings, view both customer and your own reservations, and review feedback. However, if you prefer to speak to us directly in the Salcombe or Dartmouth office, we will be more than happy to help.


Step 7: We will conduct an assessment of your property

Within six weeks of your property going live on our website, one of our New Property Consultants will conduct an inspection of your holiday home and give it a tick rating. Your property will be graded based on the quality of furniture and finishings, condition of all items, attention to detail, cleanliness and first impressions. If you would prefer for your property to be assessed by VisitEngland with an official third party trust mark, we can organise for the property to be independently assessed.


Step 8: We will monitor your property performance alongside our market leading pricing system

It’s important to us that we target all types of customers and deliver the level of bookings our owners expect. Our expert analysts review pricing and seasonal booking trends to identify and capitalise on spikes in demand, to ensure that your property is optimised to the best standard, meaning more bookings and increased annual income. When necessary, we will also offer discounts for you to achieve your projected income.
