“Located down a very narrow lane, so be aware this can be problematic getting in or out when other vehicles come the other way.”

Although the 'village' is mainly full of a vast static caravan park, it was fairly quiet during our visit in middle of May Modern, well fitted out and stocked property, we had some poor weather but the heating system was very good. Neither of the bathroom fans worked, and the bathrooms only have 1 small high level window so difficult to ventilate naturally. One of the windows upstairs wouldn't close properly, a number of the windows are small and high level so very difficult to open unless ...

The layout of the lounge doesn't make the best of the large picture windows. The outside areas needing some attention ie weeding in the garden The internet connectivity is particularly poor - often there is none and it drops in and out, because of where it is of course but you shouldn't book this property if you need/want reliable connectivity or want to watch the TVS - there's little point in having 5 smart TVs with such poor connectivity.

Dear Mr Tebbutt - many thanks for your comprehensive feedback.It appears some previous guests may have switched the bathroom fans off from the isloation switches.We've checked that they do work.Appreciate your feedback regarding the window, Ill get it looked at.Fully understand your frustration with the wifi signal, we're supposed to be recieving fibre soon but dont know exactly when.The tv freewiew operates off a tv mast which unfortunately recently broke down and I understand is now being repaired.Understand not being able to use apps on the Smart tvs because of variable wifi.The garden should have beed tended to as a fundamental and Ive raised this with the agent to ensure theres not a recurrence.Im sorry the property didnt meet your expectations.Well be making some changes to hopefully improve the offering. “What an amazing property.”

The house is so warm and welcoming. This is our second stay at 7 Beachdown. When we arrived, we had a welcome pack to the house, which was lovely. We enjoyed eating the contents of this. Our beds were made up on arrival and the sheets, duvet and the towels were of really high quality. The local beach is about a 5 minute walk, which makes it so easy for walking the dog and for us to get out and have some fresh air. If we was going to pick holes, the only thing that wasn't great this time around was the wifi, it was very slow or didn't connect. However, on a positive note, we had a great stay at Beachdown and we have recommended this property to friends and family for a great stay. “Enjoyed our stay inside lovely perfect for the 8 of us.”

Outside needs a bit of love and care. it was a easy walk to Challaborough Beach and Bidbury Beach which was so lovely also close to other Beaches in the car. There are narrow roads all around the area so you do not have to mind that and just get use to it lol. Only negatives was no tin opener which is not mega and also it did rain a hell of lot last 2 days which was very muddy on the road to the holiday home which we could not go down towards beach until it subsided a bit and bottom step to road was no more but that was all due to not much rain over the months i suppose.So all in all a fantastic holiday everyone enjoyed themselves very much. “What a place to stay!”

Holiday home of dreams. Burgh Island will hold a special place in our hearts forever. We spent a day in Plymouth and Paignton, both great places for kids and adults alike. A well-equipped holiday home, spacious with plenty of dining areas. Was an unusual smell but it was swiftly dealt with when we advised guest services (number in welcome book). One tiny negative - gaps in decking are a trip hazard. 10/10 we will return!

“Loved our stay, the property is very close to a lovely beach and walks.”

“A fabulous house.”

Really enjoyed the stay and well equipped for a holiday. A few small niggles explained below but overall very positive. Steps going up to terrace are rotten and dangerous so couldn’t use, and garden was very overgrown. Needs some fans or air con as upstairs gets very hot. En-suite has a nasty smell all the time. Bread knife needed! As I said overall excellent and none of these stoped us having a great stay.

“Absolutely enjoyed our stay at 7 beachdown, this is our second time visiting and plan to do it again in the future.”

The property is well placed with a short distance walk to the beech. The owners of the property have gone out of their way to create a warm and inviting living space inside and out. With the sea and surrounding areas of natural beauty a stone throw away, there is lots to see and do - would totally recommend this place if not just for a get-away holiday, but also for those who enjoy the sea air, coastal walks and day trips out.

“Based on a Christmas stay for 8 adults costing £2200 The positives are: Great location for access to beach & walking/Burgh Island The beds are very comfortable and the bathrooms modern with good showers.”

The dog bed etc is a thoughtful addition The table top football provided a lot of fun Big kitchen/workspace and the outdoor area is spacious and very useable Gated safe community We didn't have hot water when we arrived but the problem was sorted swiftly. Plenty of parking, we parked 3 cars and the electric charger was a positive for us. Some negatives: The house looks over a BIG caravan park, it was closed at Christmas but I should imagine the noise and traffic would be a nuisance in summer. It's a very disappointing view. The house is well equipped and a sociable space, but lacks a cosy feel, therefore it made it difficult to relax fully. And because it's lacks soft furnishings noise bounces around, especially when the table top football is in action! The sofa area particularly needs some rethinking, it provides a place to watch TV, but isn't sociable because you are all sat in a line, rather than a group. The coffee table is too small and you can't reach it from the sofa. If you use Challaborough on SAT NAV instead of postcode you come into the area via a tarmac road rather than a very narrow dirt track with a lot of potholes! This would seem a more sensible way to arrive. We also noted the following: Only one champagne glass Wine glasses could do with being upgraded Fridge is small for 8 and the door doesn't seem to shut fully. Cooker small for cooking for 8 adults Table is a tight squeeze for 8 adults Could do with a second shoe tray, not big enough for 16 shoes! Not sure the extractor fans were working, alarms set off twice 'Wardrobes' not very practical, no drawers for jumpers/t-shirts etc. We had an enjoyable stay, but based on the above we'd not revisit, or recommend to friends. It is a great location for the beach and walking but didn't provide us with a warm cosy feeling. Might be better for a summer stay, although you'd then be sharing the beach with 350 static caravan families!!

“The house is really lovely and we really enjoyed our stay.”

The outside area is great and the open plan living is lovely. However, we found the area not great for teenagers. We had to drive everywhere to find anything fun for them to do and that’s not always fun as the roads away from the property are not for the faint hearted. Where the roads are so narrow, what you think is a short journey in mileage actually ends up taking double the time. The house is also extremely hot! I honestly don’t know how we would have coped if the weather was any warmer. I think an investment in some air conditioning would be a good idea. Going downstairs for the toilet was also a little annoying, but I am 8 months pregnant so probably annoyed me more than it usually would. All in all, we enjoyed our stay and we would definitely recommended it to people who enjoy walking and the beach, it just didn’t quite suit our needs at this moment in time :)

“At least a month before arriving we Requested that one of the superking beds to be split to make two singles .”

This request was ignored. We had to phone a few times to speak to someone,, said could we not leave it till following day ..we said no we couldn't. they gave us information where the the duvet and sheets where kept, so we did it ourselves .on moving beds to be split, we found sweet papers and accumulated dust so sorted it all out

“One of the best equipped holiday homes we have ever stayed in.”

Welcome pack lovely. Comfortable beds. Fabulous outside seating area. More attention needs to be given to cleaning, although on the face of it everything looks good,once you settle in you begin to notice how dusty the place is. Skirting boards, table legs, behind the sofa by the windows. ( no we didn't pull the sofas out,the dust is easily seen). One of the real negative points for us was how sound travels in an open plan house! Not good when you are trying to get children to sleep. On the whole a really nice place to stay, but take note this looks directly over a huge caravan site and the roads leading to the house are frighteningly narrow.

“The property was lovely and very comfortable but the view wasn’t brilliant as it overlooked a caravan park, which was not highlighted when booked.”

Fortunately we visited out of school holidays and was quiet, but do not know if it would have been like this during school holidays. There were quite a few wood lice within the property and on arrival there was a smell of drains, when we contacted the property manager we were advised how to temporarily resolve the issue ourselves during our stay. Also, plug sockets near mirrors would be welcomed for doing hair and makeup. The welcome pack was a lovely addition. I would recommend this accommodation despite the little complaints. It is such a lovely area and plenty of beaches to visit all within easy reach. The narrow winding road to the property is a little hair-raising to say the least. The road at the back of the caravan park is certainly the road to use.

“Absolutely love this property.”

The location is fantastic and outdoor space is wonderful. We also enjoyed cooking and dinning in the gorgeous kitchen. We simply couldn’t fault anything. Only a couple of suggestions, could do with a dressing table or shelf with mirror to do hair and makeup, I had to stand in the small room by the bathroom as only mirror where plug is. Also, maybe some curtains as very bright in the early morning. Thanks for the fab stay.

“7 Beachdowns is a beautiful spotless home where every detail to make our stay was very well considered and accommodated for.”

Even the dog got his own bowls, feed mat and bed to use. The house is very spacious, bright and incredibly well kitted out to a very high standard, The garden areas are really lovely and were used daily by us, the outside sofa was sooo comfy too and continued the high standard from the inside. The location was stunning just a short walk across the headland to Bigbury-on-Sea and Burgh island, and a lovely bay across the headland in the other direction. Wonderful scenery and coastline. I would certainly recommend a stay here, we all agreed we had never stayed in such a well considered equipped home, AND it’s dog friendly. It’s so refreshing to stay in a lovely clean high standard home with a dog and respect it as one would do in our own home, 7 Beachdowns was an absolute delight and offered just the break and R&R I needed.

“The location of the property was totally misrepresented.”

The detail described it as a quaint village. It was not. It was totally geared for caravans. The road to the property consisted of a single track road for miles, with passing places, not helpful when you are next door to a site containing hundreds of caravans. A site that at no point was mentioned, not even in the directions, when it would have been easier to mention it. It was clear that the intention was for visitors to arrive knowing nothing of the site. If we knew of the site there is no way we would have booked it. It totally spoiled our stay. The village naturally was geared to the hundreds of caravans not a luxury property.
