LOCATION Situated in Cliff Road, just 5-10 minutes' walk from the town centre and within easy access of the local shops, restaurants, beaches and waterfront.
VIEWS Stunning panoramic views over the estuary from most rooms and the spacious balcony.
KITCHEN A bright and sunny kitchen is very well equipped with a newly fitted bespoke hand painted units and granite worktops, Siemens induction hob, single oven, combination microwave, integrated fridge/freezer and dishwasher.
UTILITY ROOM Housing a washing machine, tumble dryer, fridge and sink.
LOUNGE/DINING ROOM A good sized and attractively presented room with lovely estuary views, two large sofas, oak corner table Freeview TV and DVD player, coffee table and games chest for the occasional rainy day! The dining area has a large oak table seating eight.
BEDROOMS Three in total.  The master bedroom suite has an oak framed super-King size bed (6') with bedside units, fitted wardrobes with built in drawers, armchair, wall mounted TV with built in Freeview and DVD player. This room also has a set of bunk beds (suitable for children and available on request only) with curtain to divide the two sleeping areas.  The beautiful en suite has a large walk-in shower, vanity unit, w.c., heated towel rail and wash-hand basin. The second bedroom also has a super-King size bed (6') with bedside units, fitted wardrobes with built in drawers, an armchair to take in the lovely estuary views, and doors opening out onto the balcony. Bedroom three has white wooden twin beds, bedside units and fitted wardrobes. N.B.  All duvets, pillows, bed linen and towels (except those for the beach) are provided.
BATH/SHOWER ROOMS In addition to the en suite (above) is a newly fitted shower room opposite the master bedroom with fully tiled shower cubicle with power shower, wash-hand basin, w.c. and heated towel rail. There is also a further family bathroom with corner bath, wash-hand basins, w.c and heated towel rail.
OUTSIDE Spacious balcony with large glass topped table and eight chairs, plus cushions for additional seating on a raised area running along the glass front.
PARKING Allocated parking for one car in the garage and one in front of the garage. Space dimension approx: 19ft depth x 7ft, 9in lowest height x 9ft, 6in width).
OTHER INFORMATION The apartment has gas-fired central heating and hot water throughout with carpet in the lounge and bedrooms, wooden flooring in the kitchen and tiled bathrooms. Strictly no smokers or pets.

2 Hamstone Court was the perfect property for my family holiday - With fantastic views, comfortable bedrooms and living area, it was all we could have hoped for. The consideration made by the owner with regards to providing high quality kitchen equipment as well as having books/games were very much appreciated.

Lovely property with amazing views. Quality fittings and soft furnishings. Everything there that you could possibly need - apart from an umbrella for eating breakfast on the balcony on a hot day! Master family room beautifully furnished, but a little dark.

The flat had stunning views and was extremely well equipped. The only downside for me was that the beds were very firm (although it didn't bother the rest of my family). If it wasn't for this we would definitely have booked for next year.

the main (back) bedroom had the smallest bathroom I have experienced in 40 years of holiday rental.all 3 bathrooms had failings...either little or no shelf space for toiletries, a shower door seal missing resulting in flooded floor. Beds hard. Parking difficult. Key safe tricky to operate
