LOCATION The barn is in a quiet rural hamlet, just a few minutes drive from the pretty village of Harberton with its church and pub. The historic market town of Totnes is within a 10 minute drive whilst Dartmoor and the South Devon coastline are 15-20 miles away approximately.

VIEWS Panoramic country views across acres of farmland and to the moors beyond from most rooms and the terrace in particular.

ENTRANCE The entrance leads directly into a good sized kitchen/dining room, to the right of which is one step which leads up to the sitting room.  To the left of the kitchen is a super King bedroom at entry level.

KITCHEN/DINING ROOM A very well equipped country kitchen has fitted oak units, granite worktops, electric hob and oven, large fridge/freezer, dishwasher and microwave. Oval dining table with four chairs.

SITTING ROOM A delightful, cosy sitting room with feature Inglenook fireplace and wood-burning stove (logs supplied), two comfortable leather sofas, flatscreen TV with Freeview, DVD player, and CD/radio/MP3 stereo. Stairs lead up to the first floor bedroom.

EN SUITE BEDROOMS Two in total, both with flatscreen TV with Freeview. On the ground floor is a good sized double bedroom with super King size bed (that can be divided to provide two x 3' single beds on request), wardrobe, dressing table, drawers, bedside units. Fully tiled en suite shower room with large shower cubicle, wash hand basin, w.c. and heated towel rail. On the first floor is a second double bedroom with King size bed, small wardrobe, drawers, bedside units. Fully tiled en suite shower room with large shower cubicle, wash hand basin, w.c. and heated towel rail. N.B. All duvets, pillows, bed linen and towels (excluding those for the beach) are provided.

BABY FRIENDLY FACILITIES Travel cot and high chair available on request.

UTILITY ROOM Large utility room with washing machine, tumble dryer, sink and heated towel rail (also houses the combination boiler).

OUTSIDE To the front of the barn is a gravelled terrace area with table and chairs positioned to make the most of the lovely country views. Barbecue available. 

PARKING Private drive and parking for at least two cars.

OTHER INFORMATION The cottage has slate tiled flooring in the kitchen/dining room with  carpet in all other rooms.  The central heating is oil fired and instant hot water is always available.  Strictly no smokers or pets permitted.  Wireless broadband internet available (from June 2014)
