LOCATION  The house is situated on the corner of Shadycombe Road within a few minutes' walk of Salcombe's, shops, restaurants and quays.  The fine sandy beaches of East Portlemouth and Millbay can be reached quickly via the passenger ferry that runs all year round from the town centre.
ENTRANCE The property is accessed directly from Shadycombe Road.  The front door leads into a small porch and then through to the cosy and comfortable SITTING ROOM with large sofa, two armchairs, decorative fireplace, flatscreen television with integrated DVD player and iPod docking station.
KITCHEN/DINING ROOM Also at ground floor level is a light and sunny open-plan area with round dining table and seating for six.  The modern, well equipped kitchen has a breakfast bar with stools, four-ring gas hob with electric oven, integrated fridge, washer/dryer and microwave.  French doors leads out to the rear terrace.
BEDROOMS  Two, both on the first floor.  The master bedroom has a super-King size bed with bedside tables, built-in wardrobe, chest of drawers and flatscreen television . The second bedroom is a twin with two single beds, built-in hanging space and small chest of drawers. N.B. All duvets, pillows, bed linen and towels are supplied - tenants need to bring beach towels.
BATHROOM  Also on the first floor is a family bathroom with bath, shower (over), wash-hand basin, w.c. and heated towel rail
SNUG/PLAYROOM On the second floor is a large attic room with sofa/daybed, board games and toys, an ideal space for children to play (N.B. The room is accessed via steep, ladder-style steps and it is therefore necessary that younger children are supervised at all times).
OUTSIDE At the rear of the house is an enclosed courtyard garden with wooden furniture.
PARKING Allocated off-road parking for one car approximately 25m from property.
OTHER INFORMATION  The living accommodation is mostly carpeted with tiled flooring in the kitchen area. Gas central heating and hot water. Strictly no smoking or pets permitted. Wireless broadband internet available.

Perfect location with good parking. The house has a homely feel to it. Have stayed at St Leonards twice now, the garden has improved since last year so it is nice to sit out in and enjoy the lovely weather. Would definitely stay threw again

I was appalled at the condition of the accommodation.The front door was in poor condition,the toilet seat was broken ,the toilet roll holder was also broken ,the shower curtain has mould on it.The worst thing of all was the rear door was virtually impossible to undo the lock .This is classed as a fire escape ,someone could be killed in this property.Proves nobody checks these properties.

The cottage was a delight , the location was perfect.I would have liked a welcome pack but this is not essential. Attention is needed to the garden however.
